People buy sloping sites because of the views. Maybe they re looking to build something different, or the fact that sloping sites are cheaper, usually the steeper… the cheaper. Unfortunately most buyers are put off by not knowing the answers, to these 4 basic questions.
The first thing we need to know:
Is your site on the HIGH side or the LOW side of the roadway?
The high or low side of the roadway will determine how we design driveways carports or garages.
This information forms part of the overall design and needs to be included in your overall budget.
Land sloping up with roadway
Vehicle access to the carport would be
straight up off the roadway and under the
house. Stairs would usually go from the
carport pad up onto the deck area or onto a
separate entry landing. The living room floor
would therefore become the carport
roof… Very economical.
Land sloping with the roadway
A driveway would be created
coming from the roadway and
going under the side of the house
onto an excavated flat concreted
carport or garage pad. Stairs
would usually go from the carport
pad up onto the deck area or onto
a separate entry landing. The
living room floor would therefore
become the carport roof.
Land sloping low side from roadway
The easiest and cheapest option would
be to run a driveway down the side of the
house then turn and go under the living
area. However, you will need a fairly wide
site to achieve this.
Separate free standing carport or garage
Building a free standing carport or
garage is another option for sites on
the low side of the roadway. In this
case the living and deck areas of the
house will face down the slope and
onto the views. Which means the entry
into the house will be at the back of the
house. (Street side) This entry way
can be easily incorporated into any of
our designs. We usually incorporate an
entry portico and landing to enhance
the appearances of the house from the
street. (See picture)
How Steep?
The degree off slope on your site, determines
whether we opt for a single or multi level design
Slight Slope (2 level floor)
Pole homes can be designed for almost flat sites by
lifting a section of the house 2.5 M up off the ground.
Minor excavation will allow this underside section to
be inclosed.
Moderate Slope (Single level)
Single level flooring can be utilised on moderately
sloping sites. Minor excavation will allow a large
section of the underside of the house, to be
enclosed.
Steep Slope (2 level floor)
This split level design minimises the height of the
house above ground level. Minor excavation will
allow a section of the underside of the house, to
be enclosed.
Very Steep Slope (3 level floor)
A 3 level floor enables the house to sit comfortably
on a steep slope. Not too high, off the ground.
Excavation will allow a section of the under side of
the house, to be enclosed.
